Resource consent specialists
the need for resource consent doesn’t have to stand in the way of your plans
Applying for resource consent or making a submission in relation to a proposed resource consent can be a confusing and frustrating experience. If you’re baffled about the District Plan rules and how they relate to you, then you need experienced resource consent specialists.
For reliable advice on resource consents and making submissions, Action Point Planning is your first step.
Building consents and resource consents – what’s the difference?
Many people are confused over the difference between these two types of consent and become frustrated when they apply for building consent only to be told they also need resource consent. A building consent ensures that your proposed building adheres to the Building Code. A resource consent ensures that your proposed land use will not adversely affect the surrounding environment and neighbouring properties.
Types of resource consent
The first type of resource consent is land use which is concerned with things like:
- Commercial developments
- Boundary setback infringements
- Setting up a home business
- Clearing native vegetation
- Second dwellings
- Minor dwellings and sleep-outs
The second type of resource consent is subdivision, including boundary adjustments.
Resource consents – it’s what we do
Whatever activity you need resource consent for, we can help you with the whole process.
Preparing applications
Once we understand the nature of your project, we assess the planning rules and conduct thorough research to see what is required. Then, we can identify interested or affected parties, such as neighbouring landowners, and engage with them if necessary.
Leading on from our research, we evaluate whether your application requires input from any other experts. We will utilise our network of professionals in related fields, such as engineers, landscape architects and ecologists, among others, to assist you.
We believe in transparency of process, ensuring that we explain clearly to you what’s involved and why, every step of the way.
Once we have all the relevant information, we put your application together and lodge it with council.
Assisting with submissions
If you wish to make a submission regarding any Council Plan Changes, land use activity or subdivision being planned near you, we can help.
We can explain what Plan Changes are about and how they may affect you. Then we advise you on how you can participate in the process. We’ll help you put a submission together, ensuring you have the information and advice you need.
Where Council has notified you of any new proposals for land use activities or subdivision in your neighbourhood, we can assist in writing a submission on your behalf. As a result, you will be involved in the process, and have your voice heard.
Building plan checks
If you’re planning to build but are unsure whether you need a resource consent, we’re happy to help. We undertake building plan checks before your application is lodged for building consent. Therefore, you will know in advance whether or not you’ll need resource consent. Thus, saving you time and money.
Due diligence
If you’re looking at a property for a particular purpose, we can assist with due diligence. We will check whether your plans are possible, or whether they infringe on the District Plan rules. We can advise on the different restrictions, how they affect your plans, and can recommend possible solutions.
